Position Summary

Over the next several years, the company will undertake an extensive re-imaging of the footprint and real estate portfolio. The Sr. Director of Real Estate will be the primary real estate dealmaker. This position will be responsible for the maintenance of assigned territory and existing portfolio of real estate as well as work across other territories/portfolios as needed.


Duties and Responsibilities

  • Negotiate and renegotiate leases and lease options
  • Source potential new locations and relocations of existing units
  • Organize market level data
  • Develop market and trade area level location network strategies
  • Utilize existing broker network or source new local brokers
  • Understand and interpret regional and local zoning ordinances
  • Negotiate letters of intent (LOI), lease and contracts in partnership with Legal
  • Present to Real Estate Committees (REC) and other senior leadership including development of REC materials, processes, tools, etc. to streamline and create efficiencies within the REC review and approval process
  • Coach and develop other dealmakers
  • Perform other Real Estate duties as assigned


Knowledge, Skills and Abilities

  • Bachelor degree in Business or Real Estate or related field is required; Master degree is preferred
  • 10 years of experience in commercial real estate working primarily as a lease negotiator is required
  • Extensive experience with reading, understanding, interpreting and negotiating real estate contracts, commercial/retail leases, purchase contracts and similar legal transaction documents is required
  • Experience in the retail industry including working knowledge of retail architecture, construction and facilities is preferred
  • Experience working with general corporate topics and IT agreements is a plus
  • Advanced proficiency with Microsoft Word, Excel and PowerPoint is required
  • Advanced proficiency with mapping applications such as Google Earth and Google Maps is required
  • Strong interpersonal skills and ability to foster good working relationships is required
  • Ability to work with cross-functional teams such as Operations, Facilities, Legal, etc. is required
  • Ability to work independently and with others
  • Ability to manage multiple projects and meet critical deadlines in a fast-paced environment
  • Ability to work under tight time constraints, handle sensitive data and multi-task to meet deadlines
  • Ability to travel up to 25 - 30%
